BUY TO LET LANDLORDS

We have been advised by Block Management UK Ltd that the position for buy-to-let leaseholders (so leaseholders who have tenants and are not resident in the block) is as follows:

  • Buy-to-let landlords will (providing the claim is accepted) be covered for loss of rent

I have tenants in my property, what should I do? 

The advice given to landlords by Block Management UK Ltd is: 

  1. Your sub-tenants will not have alternative accommodation cover and therefore will not be able to claim for this/receive any payment under the insurance policy.  
  2. This will be a private matter between your tenant and you/your letting agent, so you will need to please follow up with them directly to ascertain whether your tenancy agreement covers/states that the tenant will get alternative accommodation.
  3. If your tenancy agreement does have this clause, please send it to us (Block Management UK Ltd) so that we can forward it to the loss adjustor/insurers who will in turn liaise with you. To confirm, if this is not present in your tenancy agreement, your tenant/s will not be covered.

We have sent a portal message to the tenants to confirm point 2, however again we do need you/your letting agent to contact your tenants, and tell them whether they are covered or not as we cannot guarantee that they have received/read the message.

What actions does the council expect you to take? 

The council expects you to support your tenants where you can, which may include things like: 

  • Returning any deposit you are holding, so they can use this to secure alternative accommodation  
  • Helping them secure alternative accommodation if you have other properties or links with landlords and agents who do
  • Providing accurate information to our homelessness service if we contact because we are assisting your tenant/s

The council also has a key role in terms of supporting the partnership response to help residents, businesses (including landlords) and the wider community to recover from the incident. This work will continue.
