What is gas safety? 

Many tenants’ homes will have gas appliances in, including gas central heating or a gas oven. If gas appliances are not checked and maintained, then they can create a risk to safety. 

For tenants, as your landlord, by law we must carry out an annual safety check on any gas fittings that we have installed in your home. This is part of our service to you. As a tenant, you also have responsibilities. It is important that you understand these and ensure that you provide access for your annual gas safety inspection.  

Where we are responsible for communal areas, we will carry out annual safety check on any gas fittings in the communal area. 

What do we do to keep gas appliances safe for our tenants? 

As your landlord, we will:

  • Ensure all installations, the ongoing maintenance of your boiler and annual gas inspection is carried out by a Gas Safe Registered engineer 
  • Complete a gas safety inspection on each relevant gas fitting/flue in your home every year. 
  • Check all gas appliances/flues prior to new tenants moving in. 
  • We will keep a record of each annual gas safety inspection.  
  • We will give you a copy of the Landlord’s Gas Safety Inspection for your home on completion of you annual gas safety check. 

If you have a pre-payment meter, it is important that there is credit on the meter for us to complete your annual gas safety inspection. 

What do you need to do to keep gas appliances safe? 

  • We will only maintain gas appliances that we install and provide. If you have appliances such as gas cookers that you provided yourself, you are responsible for ensuring these are working safely. 
  • It is essential that when installing a new gas cooker, you have this done by a  Gas Safe engineer

I think I smell gas, what should I do?

Leave the property. 

  • Call Cadent  on 0800 111 999 first. 
    • Do not use a mobile or cordless telephone unless you are outside the property, or away from the suspected leak. 
    • If you have difficulties hearing, you can contact the National Grid by textphone (Minicom) on 0800 371 787

If you feel it is safe to do so, turn off the gas at the main supply (at the gas metre), then: 

  • Open all doors and windows to ventilate the property. 
  • Do not use any electrical equipment or turn any lights or sockets on/off. 
  • Extinguish all naked flames (gas cookers and fires) – do not smoke, strike matches or do anything else that may cause a spark. 

Look out for the engineer and open the doors manually, if you have electrical entry phones/locks/doorbells. It’s a good idea to put a note on the outside of the door warning people not to use the electrical door entry system or doorbell. 

Check to see whether a gas tap has been left on or the pilot light has blown out on any gas boilers or appliances 

How often do you service gas appliances?

If you rent your home from us, by law, we must carry out an annual service and safety check of all Council gas appliances in your home (boilers, cookers, fires). If you do not keep your appointment(s) then we may have to apply to the court for an injunction to enable us to carry out the inspection.

What do you do at an annual gas safety check?

Engineers will check, clean and test your appliances which are the responsibility of the Council.

What is a carbon monoxide detector?

A carbon monoxide detector or carbon monoxide alarm is designed to prevent carbon monoxide poisoning. 

It is a device that sounds an alert if it detects the presence of the odourless, tasteless and colourless gas by continuously monitoring and measuring the level of carbon monoxide in the air. 

What if I have a pre-payment meter?

To enable the gas service to be completed, the pre-payment gas and electric meters must be in credit when the gas engineer carries out the service.
