Work is underway to redevelop the eastern side of the Gascoigne Estate.
The work is taking place in three phases. The first phase of 421 new homes, known as Weavers Quarter, is now complete and has seen large swathes of the old estate demolished and replaced by quality new flats and maisonettes, and Greatfields school. We have appointed architects for phase two. They will make a planning application for 500 new homes at the Northern end of the site.
Phase two and three will deliver a further 1,160 new homes in a mix of affordable rents, shared ownership and for sale.
By 2024 a total of more than 1,575 new homes will be built together with:

Notice is hereby given that the Mayor and Burgesses of the London Borough of Barking and Dagenham of the Town Hall, 1 Town Square, Barking, IG11 7LU (the council) intends to demolish:
The reason for the demolition is to allow for the building of new homes and other facilities as part of the phased redevelopment of the Gascoigne Estate.

The reason for the demolition is to implement the Estate Renewal Programme which will deliver an improvement in both the quality and number of homes in the borough.
The period within which it is intended to carry out the proposed demolition will be no later than 16 October 2019.

During the period of validity of any such notice or notices the council as landlord will not be under any obligation to make a grant of the freehold or of a lease of any dwelling house comprised in the above premises in respect of any claim to exercise the right to buy (or) the preserved right to buy (or) the right to acquire in respect of any such dwelling house.
There may be a right to compensation under the Housing Act 1985 Section 138C in respect of certain expenditure incurred in respect of any existing claim.
The Secretary of State for Communities and Local Government confirmed this Compulsory Purchase Order on 18th July 2016.

The notice informs that a person aggrieved by the order can make an application to the High Court to challenge the validity of the order, this is explained in the notice.
To implement the order the council will be starting ‘General Vesting Declaration (GVD)’ procedure in stages from autumn 2016.
The GVD will give the council the right to enter and take possession of the land.
This procedure will take approximately 4 months from the date of serving a statement concerning the intention of making a GVD on those with an interest in the land (‘1st notice’) and publication of a statement concerning the intention of making a GVD in the local press.
Notwithstanding the confirmation of the order, the council is willing to continue negotiations to purchase properties listed in the order by agreement throughout the compulsory purchase procedure and will only use the compulsory purchase powers as a last resort.
